  • 2-speed 6” exterior vented range hood in Purchaser’s selection of color from Vendor’s samples.
  • Purchaser’s selection from Vendor’s standard samples of imported ceramic tile for the tub and shower enclosures finished to ceiling height.
  • Shower enclosures constructed with cement backer board and prefabricated shower base. Shower doors and light included with all shower enclosures.
  • All shower enclosures to include pressure balancing water control valves.
  • Decorator styled single lever faucets for all vanity sinks and tub. Oval , corner tubs and soaking tubs feature two handled roman spout.
  • Elegant oval ,corner or soaking tubs finished in Purchaser’s selection from Vendor’s standard samples of tile including the face, deck and a two row backsplash
  • Pedestal sink in powder room, Purchaser’s choice of white or bone color from Vendor’s samples.
  • All vanities feature make up bar lighting in chrome colored finish with full width mirrors.
  • Heavy duty free standing plastic single basin laundry tub as per model selected , two handle tap with shutoff valves for washing machine. Exterior venting for dryer provided.
  • Heavy-duty electrical receptacle and standard outlet provided for future gas dryer.

GENERAL

  • Purchaser’s choice of colors from the Vendor’s standard samples provided they are not already ordered on the following. (a) Fixtures for the bathrooms, (b.) Counter tops for the bathrooms and kitchen. (c) Choice of cabinetry for kitchen and bathrooms. (d) Paint for decorating of interior (1) one color throughout. Trim painted with a cool white semi gloss. (e) Broadloom, one (1) color living room dining and stairs and upper hall and lower hall (where applicable), one (1) color family room and one (1) color bedrooms. It is agreed and understood that if the Purchaser, after being given written or verbal notice does not within 7 days select material and colors provided for in this agreement, that the Vendor’s or his agent shall select colors or materials from the Vendor’s standard samples which selection the Purchaser shall be deemed to have accepted.
  • The Purchaser acknowledges that to accommodate entry doors from the garage to the house, the floor may be lowered or, the door maybe eliminated due to grade conditions.
  • The Purchaser shall indemnify and save the Vendor’s, its servants, and agents harmless from all action, causes of action, claims and demands for, upon or by reason of any damage loss or injury to person or property of the Purchaser, or any of the Purchaser’s friends, relatives, workmen or agents, who entered on the real property or any part of the subdivision of which the real property forms a part whether with or without the authorization expressed or implied, of the Vendor’s.
  • The Purchaser shall accept minor modifications which the Developer or Municipality may require including walkouts, narrowed driveway entrances, decks, side porches or reverse layouts (mirror image) sitings.
  • Ontario New Home Warranty Program, New Home Warranty registration, water, hydro connection and tree planting fee at the Purchaser’s expense.
  • All plans and specifications are subject to minor modification from time to time, at the sole discretion of the Vendor’s and without prior notice. The Purchaser acknowledges and agrees that variations in color and shade uniformity may occur and that colors, patterns, and availability of samples displayed in the Sales Centre may vary from those displayed and available at time color selection. All items of modification shall be of equal or better quality, and in accordance with Ontario New Home Warranty Program regulations.
    House types, streetscapes and sitings subject to final architectural approval by the Developer’s Control Architect and or the Town of Markham.
  • The Purchaser acknowledges and agrees that the Purchaser is not relying upon any representation or warranty whatsoever arising out of any conversation with the sales representatives of the Vendor, at any time, other than as expressed in writing in the Agreement of Purchase and Sale and this Schedule"A" . The Purchaser further acknowledges that this clause has specifically been drawn to the purchasers' attention prior to execution of this page and thisAgreement of Purchase and Sale.

ONTARIO NEW HOME WARRANTY PROGRAM COVERAGES

  • Seven years: Major structural defects
  • Two years: Plumbing, heating and electrical systems, and the building envelope against water leakage and seepage.
  • One year: Defects in Workmanship and materials
